An agent, an attorney or us: who does what
What each one costs when you sell a Utah home, and what you get for it.
What it costs
Agents, on a $500,000 home
$25,000–$30,000
A 5% to 6% commission in total, shared with the buyer's agent.
- On a $300,000 home$15,000–$18,000
- On a $750,000 home$37,500–$45,000
- On a $1,000,000 home$50,000–$60,000
Deed & Key, on any home
$1,000
One flat fee for sign-ups by December 31, 2026, and $2,000 from January 1, 2027. A flat-fee broker puts your home on the MLS, and you pay them directly, usually $99 to $499.
An attorney, to review a contract
A few hundred dollars
Often, by the hour or a flat fee, and more to do more. Ask for a quote first.
Commissions are negotiable. If your buyer brings an agent and you agree to pay that agent, that adds to your costs with us. Title and closing fees and taxes apply in any sale.

This is what each one usually does. Every agent and attorney works differently, so ask what yours includes. An attorney usually does only what you hire them for.
Which one fits your sale
We fit if
- You're ready to show your home and talk with buyers
- You want to make the price and offer decisions yourself
- You want the paperwork, listing and deadlines prepared for you
An agent fits better if
- You want someone to recommend a price and negotiate for you
- You'd rather not deal with buyers yourself
- You want someone representing you through the sale
An attorney isn't instead of us. Utah doesn't require one to sell a home, but contracts are legally binding, so have a Utah real estate attorney review your contract and closing documents before you sign. We tell you when it's time to bring one in. Their fee is separate from ours.
